Open House Scripts: What to Say at the Door and on the Follow-Up Call

A good open house script covers four moments: the greeting at the door, the sign-in, a few questions before visitors leave, and a follow-up call the next day. The part that books appointments is the exit conversation, so if you only memorize one script, make it the one below.

The exit conversation (use this one first)

Thanks for coming through. What did you think of the home?

How long have you been looking? And what sites have you been using to search?

So you've been actively at this for a while. Have you found anything that feels close to the ideal home yet? Tell me what that would look like.

Do you have a home you'd need to sell before you buy?

I see a lot of homes before they hit the market. Would it help to have access to those? The easiest way is a 20 minute sit-down where I learn exactly what you want and show you what's coming up in [City]. I have [Day] at [Time] or [Day] at [Time]. Which works better for you?

  • If they say "We're just looking": say "That makes sense, most people here today are. Remind me, how soon were you hoping to move, and is that when you want to be moved in or when you want to start the process?"
  • If they say "We already have an agent": say "Perfect, I'm glad you're taken care of. Could I grab their card so I can let the sellers know they sent you?"
  • If they say "We need to sell our place first": say "That's really common, and the timing between the two is where people lose the most money. Would it help to sit down and map out the order before you commit to either one?"

The rest of this guide covers every other moment of the open house and the days after it. For the framework behind openers and appointment asks on any outbound call, see our real estate cold calling guide.

Open House Scripts for the Door and Sign-In

Visitors expect to be sold to, so a relaxed greeting and a quick, routine sign-in make you easier to talk to later.

The Door Greeting

Use this as soon as someone reaches the front door. Asking about their agent first tells you right away who you are talking to.

Door greeting

Hey, welcome in. I'm [Your Name] with [Brokerage], and I'm hosting for the sellers today. Did your agent pre-register you for the open house?

  • If they say "Yes, our agent sent us": say "Great, I'll just need your agent's business card for the sellers, and then you're free to look around."
  • If they say "No, we're on our own": say "Perfect. Go ahead and scan this QR code. It takes about 30 seconds, and you'll get a confirmation text you can show me."

The Sign-In Conversation

Once they scan, stay quiet and let them finish. Talking while someone types makes the request feel bigger than it is.

Sign-in conversation

Once you finish, you'll get a text from me with the address and my number. Just show me that and you're all set. Feel free to look around, I'll be right out here. Before you head out, check out with me, because I've got a couple of quick questions for you.

  • If they say "Do I have to sign in?": say "It's a request from the sellers. Everyone signs in before they go through."
  • If they say "I'd rather not": say "No problem at all. You're welcome to come back with your agent."

Pre-write the welcome text in your CRM before the open house starts: "Welcome to the [Street Address] open house on [Date]. If you have questions, call or text me at [Number]." Your follow-up call then comes from a number they already have.

Questions to Ask While Visitors Tour

Pick two or three touring questions based on what the visitor says, and save the appointment ask for the exit conversation.

Questions for Buyer Visitors

These follow the order of LPMAMA in real estate. Ask them casually as people move from room to room.

Touring questions for buyers

Are you trying to stay in this neighborhood, or are you open to other areas?

Is this the price range you've been looking in, or is it a stretch either way?

What has you thinking about a move right now?

If the right home came up next month, would you be ready, or is this more of a spring plan?

  • If they say "Our lease is up in March": say "That gives us a real deadline. Working back from March, when would you want to be under contract?"
  • If they say "We're not in a rush": say "That's a good position to be in. What would have to happen for this to move up the list?"

Questions for Neighbor Visitors

Many neighbors are quietly curious about what their own home is worth. Treat them as future sellers, buyers, or referral sources.

Neighbor visitor script

Are you one of the neighbors? Thanks for coming by. What are your plans with your home over the next two or three years?

A lot of owners on this street are surprised by what homes are selling for. Would it be helpful if I sent you a quick report on the recent sales around you?

  • If they say "We're staying put": say "That's great, it's a nice street. Who do you know who might want to move into the area?"
  • If they say "We might sell eventually": say "Is that this year, or further out? I can come by for 20 minutes and give you a realistic number either way."

For inviting neighbors before the event, our circle prospecting scripts include a call built around an upcoming open house.

Open House Follow-Up Scripts: The Call, Voicemail and Text

Visitors are in a hurry at the door and more open on the phone, so the follow-up call is where many appointments get booked. Call the evening of the open house or the next morning.

The Next-Day Follow-Up Call

Asking what didn't work about the home gets people talking about what they actually want.

Next-day follow-up call

Hey [Name], this is [Your Name]. We met at the open house on [Street] yesterday. Are you still visiting open houses, or have you found the one?

Just curious, what didn't work for you about that home?

Most open house visitors either need better options or more clarity on the market. Which one sounds more like you? I usually sit down for 20 to 25 minutes and map out what's realistic right now. Are you more of a morning, afternoon or evening person? And would that time work for anyone else who's part of the decision?

  • If they say "We already found a place": say "Congratulations. Out of curiosity, do you have a home you need to sell as part of the move?"
  • If they say "Call me in a few months": say "I can do that. What's happening in a few months that makes that the right time?" If they stay vague, use the call me later objection responses.

Once a visitor agrees to meet, plan the sit-down with our buyer consultation questions.

The Follow-Up Voicemail

Keep it under 20 seconds with one reason to call back.

Open house follow-up voicemail

Hi [Name], it's [Your Name]. We met at the open house on [Street] yesterday. I pulled a few details that came up from other guests, including one about the home that could matter depending on your timeline. Give me a call or text back at [Number] and I'll walk you through it.

The Open House Follow-Up Text

Send this the evening of the open house. Asking how they want to hear from you is easier to answer than a yes or no.

Open house follow-up text

Great meeting you at [Street Address] today. I pulled a few additional details that came up from guests. Would you rather go over them by text or a quick call?

If they don't reply, add one new piece of value per touch over the next week or two, such as a similar home with a key difference or a note about timing if they need to sell first. Our real estate follow-up scripts cover the rest of that sequence.

Door: "Welcome in, I'm [Name] hosting for the sellers. Did your agent pre-register you?"

Sign-in: "Scan this QR code, it takes 30 seconds. Check out with me before you leave." If they resist: "It's a seller request."

Touring (pick two): Stay in this area? This price range? What has you thinking about a move? Ready if the right home came up next month?

Neighbor: "What are your plans with your home over the next two or three years? Want a quick report on recent sales?"

Exit: What did you think? How long have you been looking? Found the ideal home yet? Need to sell first? "I see homes before they hit the market. [Day] at [Time] or [Day] at [Time]?"

Next-day call: "We met at the open house on [Street]. Still visiting, or found the one? What didn't work about that home? Better options or more clarity?"

Voicemail: "Pulled a few details from other guests, one could matter for your timeline. Call or text [Number]."

Text: "Great meeting you at [Address]. Pulled a few details from guests. Text or quick call?"

Handling Objections at the Open House

Most open house objections are about control, so lower the stakes of the next step rather than arguing.

  • "We're just looking." Agree, then ask about their timeline. See the just looking objection.
  • "We already have an agent." Respect it and ask for the card. The already have an agent objection page covers how to check whether that relationship is committed.
  • "Just send me listings." Our just send listings page shows how to turn that request into a short meeting.
  • "I need to talk to my partner." Offer a time that works for both of them. The my spouse needs to decide page has the wording.

Where Sayso Fits on Open House Follow-Up Calls

After a busy open house you might have 15 visitors to call. Sayso shows you the next line live during the call, so when a visitor says "we're just looking" or "we need to sell first," the response is already on your screen with Sayso Cue. Afterward, Smart Capture writes the call notes to your CRM. To see it on a real follow-up call, book a demo.

FAQ

What do you say to people at an open house? Welcome them, ask whether their agent pre-registered them, and get them signed in before they tour. On the way out, ask what they thought, how long they have been looking, and whether they need to sell first. End with a specific time for a short sit-down.

When should you follow up after an open house? Send a text the evening of the open house and call the next morning. Visitors remember you best within the first 24 hours.

What should an open house follow-up script include? It should remind them where you met, ask whether they are still looking, and ask what didn't work about the home they saw. From there, offer a short meeting to map out their options and give two specific times.

How do you handle neighbors at an open house? Welcome them warmly and ask about their plans for their own home over the next few years. Offer a report on recent sales near them, and ask who they know who might want to move into the area.
