This post is part of our complete guide: How to Book Appointments in Real Estate: 2026 Guide →

The most important listing appointment questions get asked before you arrive: on a short confirmation call where you confirm the seller's motivation, timeline, price expectation, mortgage balance, and who will be in the room. At the appointment itself, you ask fewer questions and spend more time walking the home, presenting the pricing, and asking for the listing.

This guide covers both conversations, a checklist of what to prepare, the questions sellers will ask you (with answers), and what to say if they do not sign at the table. If you are still working on getting the meeting on the calendar, start with our guide on how to book appointments in real estate.

Listing Appointment Confirmation Call

Hi [Name], this is [Your Name] with [Brokerage]. I wanted to confirm that [Day] at [Time] still works for our appointment. Before I come out, I have a few quick questions so I can be fully prepared. Do you have a few minutes?

When we spoke, you mentioned you were moving to [Place]. Is that still the plan? How soon do you need to be there?

When we meet, what are you hoping to list the home for, realistically? And roughly what do you still owe on the property?

Will everyone who is part of the decision be there when I arrive? One last question: if everything makes sense and you feel confident in the plan, are you planning to list the home with me when I come out?

  • If they say "We're interviewing a few agents": say "That makes sense for a decision this big. What are the most important things you're looking for in the agent you choose?"
  • If they say "My partner can't make it": say "I'd rather both of you hear the plan firsthand so nobody is guessing. Would [alternate day] work for both of you?"
  • If they say "We want to get $X, and we won't go lower": say "Good to know where you stand. I'll bring the recent sales so we can look at how buyers are valuing homes like yours."
  • If they say "We're not sure we'd sign right away": say "That's fair. What would you need to see from me to feel confident?"
  • If they say "Can you just email me a price?": say "I can get close from here, but condition and upgrades move the number. Twenty minutes in the home gives you a price you can actually plan around."

Listing Appointment Checklist: What to Prepare

Use this checklist the day before every listing appointment. The right column is what you pull from the confirmation call notes, so nothing on the list is a guess.

If the home was on the market before, read the prior listing carefully. Our guide on expired listing scripts covers how to diagnose why a listing failed, which is exactly what the seller will want you to explain.

Questions to Ask on the Confirmation Call

The call that confirms the appointment is where you learn the things sellers will not tell you in front of their kitchen table. It usually takes about 10 minutes. Ask these in a relaxed tone, and react to each answer before moving on.

Motivation and timeline

  • What's taking you there, and why are you making the move?
  • How soon do you need to be there?

Price and money

  • When we meet, what are you hoping to list the home for, realistically?
  • What's the lowest price you would consider?
  • Roughly how much do you currently owe on the property?

The home

  • Would you describe the home for me in your own words?
  • On a scale of 1 to 10, with 10 being brand new, how would you rate the condition?
  • Is there anything you feel could hurt the price? Anything that could help it?

The decision

  • Have you ever thought about selling it yourself?
  • Are you planning to interview more than one agent?
  • What are the most important things you're looking for in the agent you choose?
  • How will you know when you've found the right agent?
  • Will all decision makers be there when I arrive?

Before you ask about the lowest price, set it up so it does not feel like a trap: "My goal is to recommend the price that gets your home the most exposure and ultimately sells it. With that in mind, what's the lowest price you would consider?" That framing tells the seller why you are asking.

Ask the commitment question on the confirmation call, not at the end of the appointment: "If everything makes sense and you feel confident in the plan, are you planning to list with me when I come out?" A hesitant answer tells you what objection to prepare for.

Questions to Ask at the Listing Appointment

At the table, your questions confirm what you learned on the call and uncover anything that changed. Start with the seller's goals before you walk the home, so your walkthrough comments connect to what they care about.

Opening the Listing Appointment

Before we walk through the home, I want to make sure I have your goals right. Last time we talked, you said you need to be in [Place] by [Date]. Is that still the plan? And is there anything that's changed since we spoke?

  • If they say "Actually, we might wait a few months": say "Good to know. What changed? Let's build the plan around the real date so you're ready either way."
  • If they say "We talked to another agent yesterday": say "That's smart. What did you like about what they showed you? I want to make sure I cover what matters to you."

Other questions worth asking at the appointment:

  • What do you love most about the home, and what do you think buyers will notice first?
  • What upgrades have you made, and roughly when?
  • Is there anything about the home a buyer's inspector will find that we should know about now?
  • How do you feel about showings? Are there times that do not work for you?
  • After seeing the recent sales, where do you feel the home fits?
  • What questions do you have about the plan before we talk about next steps?

The final question should be the ask itself: "Based on everything we covered, are you comfortable moving forward with me today?" Say it plainly and then stop talking.

Questions Sellers Will Ask You (and How to Answer)

Sellers come to the appointment with their own list. Having clear answers ready builds more trust than any slide in your presentation.

"What do you think my home is worth?"

Walk them through the comparable sales before you give a number, then give a range with a recommended list price. Sellers accept a number more easily when they see how you got there.

"What's your commission?"

State it directly and connect it to their net, not your fee. Our page on how much is your commission has word-for-word responses.

"How will you market my home?"

Be specific about photography, pricing strategy, showing plan, and how you will report feedback to them each week. Vague answers here are what lose appointments to other agents.

"How long will it take to sell?"

Point to how long similar homes nearby took to sell, and explain that price and condition drive the timeline more than anything else.

"Why should I choose you?"

Tie your answer to what they told you matters most on the confirmation call. If they said communication, talk about communication.

"What if I want to price it higher?"

Acknowledge their number, show where it sits against recent sales, and explain the tradeoff. See our script for when a seller thinks the price is too high for the reverse conversation.

What to Say If They Do Not Sign

Some sellers will not sign at the table. Ask what is holding them back, answer it if you can, and set a specific next step before you leave.

If the Seller Wants to Think About It

That's completely fair. Most people want a little time with a decision like this. So I know how to help, is it the price, the timing, or something about the plan itself? ... Let's do this: I'll send over the net sheet tonight, and I'll call you Thursday at 5 to answer anything that comes up. Does that work?

  • If they say "We need to talk it over": say "Of course. What do you think will come up in that conversation? I'd rather answer it now than leave you guessing." See our need to think about it script for more.
  • If they say "My spouse needs to decide": say "Makes sense. Would it help if I walked them through the numbers directly? I can do a quick call tomorrow evening." Our page on my spouse needs to decide covers this in depth.
  • If they say "We're meeting with one more agent": say "Good. When you compare, look at the pricing data and the marketing plan side by side. Can I call you Friday after you've met with them?"

Follow up within 24 hours with a short summary of the plan and answers to anything they asked. Then call when you said you would.

How Sayso Helps Before and During the Listing Appointment

The confirmation call has a lot of questions to cover, and it is easy to forget the lowest price or the decision makers question when the seller starts telling a long story. Sayso shows the next line on your screen during the call through live call guidance, so every question gets asked.

After the call, Smart Capture writes structured notes into your CRM: motivation, timeline, price expectation, balance, and who will be at the appointment. You walk in with your checklist already filled out. Book a demo to see how it works.

FAQ

What questions should I ask before a listing appointment? Ask about the seller's motivation and timeline, the price they hope to list for and the lowest they would accept, their mortgage balance, the condition of the home, whether they are interviewing other agents, and whether all decision makers will be there. The listing appointment goes smoother when these are answered before you arrive.

What should I bring to a listing appointment? Bring 3 to 5 comparable sales, a net sheet, your marketing plan, the property history, and the listing agreement and disclosures. Send a pre-listing package the day before so the seller has already seen your approach.

How long should a listing appointment take? Most run about an hour, including the walkthrough and the pricing conversation. Tell the seller how long to expect on the confirmation call so they set aside the time.

Should I ask a seller about their mortgage balance? Yes, but explain why. Knowing roughly what they owe tells you whether their price goal actually works for them, and it lets you build an accurate net sheet. Most sellers answer when they understand the reason.

What if the seller does not sign at the listing appointment? Ask what is holding them back, answer it if you can, and set a specific follow-up time before you leave. Send a short summary within 24 hours and call exactly when you said you would.

Can I use LPMAMA for a listing appointment? Yes. The confirmation call covers the same ground as the LPMAMA framework: location, price, motivation, agent, mortgage, and the appointment itself, with a few seller-specific questions added.
